Situated in the lively streets of Market District, this nine-storey, 512,000 square feet building will showcase CLT floors with exposed ceilings, a rooftop swimming pool, and a 100’ span event space. In collaboration with the client, architect, and base building structural engineer, Fast + Epp is providing specialty timber engineering services to develop an efficient mass timber structural system comprised of CLT floor panels supported on finely detailed glulam beams and columns. This approach was guided by an Alternatively Engineered Design report provided by the City of Cleveland to allow construction of the tall wood building with exposed timber floor structure.

The residential building in the INTRO Cleveland development is one of the first to adopt the provisions for Tall Wood Buildings to be adopted in the 2021 IBC and, at the time of construction, will be the tallest mass timber building in the US.

“The Fast + Epp team were helpful and responsive. The project had numerous unique conditions, details, and field adjustments, and their ability to pivot and provide timely solutions greatly benefitted the team.”
